In a major development in India’s real estate landscape, Bengaluru-headquartered Bagmane Group has acquired a 124,000-square-metre land parcel from the Indian Railways in Sector 21, Dwarka, Delhi, for a whopping ₹1,530 crore, according to two individuals familiar with the deal. This strategic acquisition marks Bagmane Group’s bold foray into the National Capital Region (NCR), expanding its footprint beyond its home base in Bengaluru.
The land, situated in one of Delhi’s prime locations, is expected to become a significant commercial or mixed-use hub, leveraging its proximity to the Indira Gandhi International Airport, metro connectivity, and fast-growing infrastructure in Dwarka. Experts view this as a strong indicator of developers betting big on Delhi’s expanding urban economy and the rising demand for Grade A office and retail spaces.
While the Bagmane Group has not officially commented on the deal yet, sources indicate that the firm plans to develop a state-of-the-art commercial or tech park on the site, in line with its track record of high-end business parks in Bengaluru. The transaction also highlights Indian Railways’ push to monetize underutilized assets and attract private investments into urban development.
